Dubai and Maldives Real Estate Tokenization with XRP

Dubai Land Department XRP Ledger Tokenization Pilot

Organizations in Dubai and the Maldives continue to tokenize real estate development projects worth millions of dollars. The Dubai Land Department announced on Friday the launch of the second phase of its real estate tokenization pilot program. This was followed by the tokenization of real estate worth approximately $5 million and the re-offering of 7.8 million tokens. The pilot’s infrastructure partner Ctrl Alt, which holds a Virtual Asset Service Provider license in Dubai, will issue “Asset-Referenced Virtual Asset management tokens” to enable transfers in secondary markets. All on-chain transactions will be recorded on the XRP Ledger compatible with XRP detailed analysis and secured by Ripple Custody. The Dubai Land Department predicts that the project will contribute $16 billion by 2033, accounting for 7% of real estate transactions in the region. Tokenization increases liquidity by bringing real estate assets onto the blockchain and offers broader investor access through fractional ownership.

Maldives Trump Resort and DarGlobal Tokenization

Shortly before the Dubai announcement, real estate developer DarGlobal and the crypto company World Liberty Financial backed by Donald Trump and his sons announced plans to tokenize the development phase of a Trump-branded resort in the Maldives. The partnership will be with fintech company Securitize. DarGlobal CEO Ziad El Chaar stated that tokenization will become dominant in funding other projects and provide access to more investors. The deal was announced at a crypto-focused event held at Trump’s Mar-a-Lago property.
