It is no longer news that earnest money deposits have become normative in both residential and commercial real estate.

Investors and developers have had to adjust to this new reality, with many of them now using it as a way to gain an advantage in competitive markets.

EMD Financing 101: 5 Top Benefits

However, given that investors and developers can be cash-strapped at times, having a dependable source for earnest money financing has become crucial. Without such a source, they risk losing out on valuable deals.

In this article, we consider the top 5 benefits of dependable EMD financing in today’s real estate market.

1. Competitive advantage

In competitive markets, quick access to EMD financing can be a competitive advantage. The seller can give priority to the potential buyer who can raise funds the quickest.

However, there are times when size rather than speed is the distinguishing factor.

For example, Investor A may have access to a financing partner that can help him propose 10% EMD while B, who can match A on speed, might not. In this case, the one with the higher EMD amount will likely win.

This is one of the advantages a platform like Duckfund provides. You can compete on the size of the EMD to win in competitive markets.

2. Favorable terms

Since EMD is a sign of seriousness, commitment, and, to some extent, financial capacity, sellers are more willing to negotiate better terms with buyers who can provide quick and bigger EMD.

This negotiation can lead to lower purchase price, longer due diligence period, the presence of more contingencies in the purchase agreement, among others.

Thus, access to EMD financing can open the door to better deals.

3. Liquidity preservation

Usage of EMD financing is not limited to investors and developers who are temporarily cash-strapped.

There are times when you can use EMD financing even when you have the cash to pay for it. For one thing, there might be competing uses for the cash. Since EMD financing is cost-effective, you may decide to explore it instead of paying cash.

Also, you might decide that the cash at hand is best kept as an emergency fund.

In other words, access to EMD financing can help you preserve liquidity without losing out on deals that excite you.

4. Access to larger opportunities

There are times when a big project excites you, but you can’t pull together the cash needed to pay EMD.

EMD financing solves this problem.

Partners like Duckfund can fund the EMD requirement for bigger deals. This gives you a foot in the door as you work on how to fund the property’s purchase price.

5. Building credibility

When sellers and other players in the real estate industry know you for quick EMD payments, they start trusting you.

In an industry where trust and credibility are premium qualities, this can help you get more favorable terms and an advantage in competitive deals.

It can also result in partnerships with other investors and make it easier to explore creative financing solutions like seller financing or seller-provided down payment.

EMDs are here to stay. Smart investors and developers will explore them to their benefit. And the best way to do this is to have an EMD financing partner like Duckfund that can provide quick, cost-effective, and flexible EMDs for all types of deals.

Franklin Templeton CEO Dismisses 50bps Rate Cut Ahead FOMC

The post Franklin Templeton CEO Dismisses 50bps Rate Cut Ahead FOMC appeared on BitcoinEthereumNews.com. Franklin Templeton CEO Jenny Johnson has weighed in on whether the Federal Reserve should make a 25 basis points (bps) Fed rate cut or 50 bps cut. This comes ahead of the Fed decision today at today’s FOMC meeting, with the market pricing in a 25 bps cut. Bitcoin and the broader crypto market are currently trading flat ahead of the rate cut decision. Franklin Templeton CEO Weighs In On Potential FOMC Decision In a CNBC interview, Jenny Johnson said that she expects the Fed to make a 25 bps cut today instead of a 50 bps cut. She acknowledged the jobs data, which suggested that the labor market is weakening. However, she noted that this data is backward-looking, indicating that it doesn’t show the current state of the economy. She alluded to the wage growth, which she remarked is an indication of a robust labor market. She added that retail sales are up and that consumers are still spending, despite inflation being sticky at 3%, which makes a case for why the FOMC should opt against a 50-basis-point Fed rate cut. In line with this, the Franklin Templeton CEO said that she would go with a 25 bps rate cut if she were Jerome Powell. She remarked that the Fed still has the October and December FOMC meetings to make further cuts if the incoming data warrants it. Johnson also asserted that the data show a robust economy. However, she noted that there can’t be an argument for no Fed rate cut since Powell already signaled at Jackson Hole that they were likely to lower interest rates at this meeting due to concerns over a weakening labor market. Notably, her comment comes as experts argue for both sides on why the Fed should make a 25 bps cut or…
