Secretaría de Economía detecta potencial de inversión en vivienda por 4.2 billones de pesos

La Secretaría de Economía ha identificado una cartera de inversión en vivienda con potencial de 4.2 billones de pesos para el periodo 2025-2030. Se trata de proyectos privados reportados por la Cámara Nacional Desarrolladores de Vivienda (Canadevi) y la Asociación de Desarrolladores Inmobiliarios (ADI).

De acuerdo con Ana Gabriela González González, directora general de Operaciones en la Secretaría de Economía, el gobierno federal ha integrado un grupo de trabajo interinstitucional con las cámaras y las empresas de la industria de la construcción para impulsar estos desarrollos.

“La Secretaría (de Economía) tiene un portafolio de inversiones de diversos sectores y, dentro de la vivienda, tenemos identificado que, si estos proyectos se construyen, se generaría una inversión por 4.2 billones de pesos”, comentó durante su participación en el Encuentro Nacional de Vivienda (ENV 2025).

El objetivo de las mesas de trabajo entre autoridades y sector privado es atender uno de los principales dolores del sector vivienda: el tiempo y costo de los trámites para obtener permisos y licencias.

Tan solo entre julio y noviembre del 2025, se reportaron ante la Secretaría de Economía 136 proyectos habitacionales prioritarios detenidos en dependencias de los tres niveles de gobierno.

“Sabemos que hay un clima de incertidumbre que preocupa a los inversionistas. En aras de apoyar, queremos dar este acompañamiento a las empresas con las dependencias del Gobierno Federal y local para agilizar los trámites”, declaró la funcionaria.

Durante el presente sexenio, la Canadevi proyecta la construcción de 3.3 millones de viviendas. Una parte serían de interés social, como parte del programa de Vivienda para el Bienestar; mientras que 1.5 millones tendrían precios desde los 750,000 hasta 5 millones de pesos.

“Estamos listos para colaborar estrechamente con las autoridades federales, estatales, y municipales, para impulsar modelos de vivienda que respondan a las nuevas realidades demográficas y económicas del país, para fomentar la productividad del sector”, declaró Carlos Ramírez Capó, presidente de la Canadevi.

Vivienda en el T-MEC

Además de las proponer acuerdos de facilidades administrativas con la Comisión Nacional del Agua (Conagua), Secretaría de Medio Ambiente y Recursos Naturales (Semarnat) y Comisión Federal de Electricidad (CFE), durante las mesas de trabajo entre la Canadevi, la ADI y representantes del Gobierno Federal han surgido nuevas estrategias para acelerar la producción del sector.

La Cámara dirigida por Ramírez Capó hizo un llamado para incluir un capítulo sobre vivienda en el Tratado entre México, Estados Unidos y Canadá (T-MEC).

Además, se busca fortalecer la Norma 26 para la ampliación de corredores habitacionales y la integración de zonas con potencial de reciclaje urbano.

“La presidenta Sheinbaum tiene muy claro que hay un rezago habitacional importante que atender”, declaró González y remarcó la importancia del sector para la economía del país.
