Fibra Uno generará cerca de 527 millones de pesos al año

La internalización de la administración de Fibra Uno (Funo), el primer fideicomiso de inversión en bienes raíces, generará un ahorro de 527 millones de pesos al año.

Durante la presentación “Funo Day México 2025”, Gonzalo Robina, director general adjunto, consideró que “esta negociación y transacción fue un logro para la Fibra, y este cambio, que el mercado había estado esperando, fue firmado y sellado. Dicho ahorro se empezará a ver de manera fehaciente a partir 1 de enero del próximo año”.

El directivo del fibra inmobiliario destacó que el pago por esta internalización se realizó transfiriendo activos valuados a una vez el valor en libros, siendo principalmente activos de oficinas (60%), retail y otros sectores no industriales.

La internalización operativa de Fibra Uno comenzará a partir del primer día del 2026.

Por su parte, André El-Mann Arazi, director ejecutivo de la compañía, comentó que continuará con proyectos hacia el futuro y estimó que realizará inversiones de 20,000 millones de pesos en los próximos dos años.

Aseguró que para obtener estos recursos saldrán a los mercados financieros con emisiones de capital o de deuda.

“Tenemos la confianza de que los mercados sigan abiertos, porque somos altamente dependientes del capital para la edificación de las obras. No todo lo podemos hacer con dinero propio”, señaló.
